State of Texas and State of Texas being in feeble health but of a sound and disposing mind and memory and anxious to settle my worldy (sic) affairs while I have capacity to do so do hereby make this my last will and testimony viz:
1st. I bequeath the residue of all my property both real and personal after settling my indebtedness unto my three children to be divided equal between them viz, one third unto my dear daughter CORA ALICE DUNCAN and third unto my oldest son ROBERT VIVIAN DUNCAN and one third unto my youngest HENRY IKE DUNCAN.
2d. I hereby further provide that the above named property be session (?) in the hands of and subject to the management of my beloved wife MARTHA A. DUNCAN until as each of my children become of age it shall be disbursed to them respectively as herein set forth.
3rd. I hereby appointed my beloved wife MARTHA A. DUNCAN the guardian of my children and the executrix of this my last will and testament.

DAVIS augmentation headright on the homestead of your Administratrix is situation and that the probable cost of administration will be in all one hundred and fifty dollars and that since filing of her inventory she had found about one acre of land in the town of McKinney belonging to the estate she asks land be inventoried and that the same be sold to satisfy the judgment lien of J. W. Throckmorton which is still unsatisfied.
